STEP 1: Acquire Land

The land you purchase will be zoned for a particular use by the township. Residential and Commercial are the most common, but other zoning exists such as Industrial, Rural, and Historical. Once you have purchased your land, you are ready to prepare the lot. Common questions to ask when purchasing land:

 

  • What is the zoning use of the property?
  • Will I need a variance?
  • Is there an existing structure or will I need to clear the land?
  • Will improvements need to be made for utilities?



STEP 2: Obtain Permits

It is extremely important that no construction or building begin until the necessary permits have been obtained. Lux Construction Group will apply for and obtain all of the permits necessary to build your new home. Permits that will need to be obtained include:


  • Zoning Permit
  • Building/Construction Permit
  • Electrical Permit
  • Plumbing Permit
  • HVAC Permit
  • Floodplain Applications

STEP 3: Prepare the Land

Preparing the land for a home is the initial phase of onsite construction. Several things may need to take place including:

  • Improvements for utilities
  • Excavating or Regrading
  • Land clearing

The construction phase will be the longest step in the home-building process. It starts with building the foundation and framing the home. It also includes all of the rough work for the essential components of a home which include:

You will receive your Certificate of Occupancy (CO for short) once the final inspection is complete.
